Bungalow on Dyson Road for sale at $20 mil

A single-storey detached bungalow on Dyson Road has been put up for sale with a guide price of $20 million by Knight Frank, the property's appointed marketing agent that will be overseeing the expression of interest (EOI) exercise.
The freehold property sits on a corner plot spanning 9,350 sq ft with a built-up area of approximately 5,000 sq ft. Therefore, the guide price works out to about $2,139 psf based on land area.

The detached house has four bedrooms, including two with en suite bathroom; a living room; a dining room; a kitchen; and a helper’s room.

“The property is ideal for immediate owner occupation or redevelopment,” says Mary Sai, executive director of capital markets at Knight Frank Singapore.
The estate is located close to several shopping and F&B options including Orchard Road, Dempsey Hill, Novena Square and Velocity Mall. The integrated healthcare hub at Novena is also nearby while the Pan-Island Expressway offers connectivity to the rest of the island.
Several schools are also nearby, such as Anglo-Chinese Primary and Secondary, CHIJ Primary and Secondary (Toa Payoh), and Singapore Chinese Girls' Primary School.
The EOI exercise closes on June 6.

HDB coffee shop in Yishun for sale at $11 mil

A HDB coffee shop at Block 110 Yishun Ring Road has been put on the market with a guide price of $11 million. OrangeTee Advisory is the marketing agent and is overseeing the sale of the property through an expression of interest (EOI) exercise.
The corner, two-storey property consists of a 3,165 sq ft coffee shop space on the ground floor and a 689 sq ft residential area on the second floor. Thus, the total floor area is 3,854 sq ft and the guide price works out to $2,854 psf.
The tenure of the 91-year leasehold property started in January 1991 and it has about 60 years remaining on its lease. The property is in a HDB estate called Chong Pang Garden, and it features a 14.1m frontage along Yishun Ring Road.

The coffee shop is surrounded by residential blocks which presents a captive catchment of resident customers in the vicinity. The unit is also close to Chong Pang Community Club, schools such as Yishun Secondary School and Yishun Innova Junior College, and Chong Pang Camp.
OrangeTee Advisory says that the coffee shop will be sold with vacant possession. This would allow potential buyers to revamp the unit with new ideas and fresh concepts.
The consultancy adds that since 1998, HDB has ceased the sale of new HDB coffee shops. Thus, there is a limited supply of such properties on the resale market. Coupled with a relatively low maintenance cost, HDB coffee shop units are typically viewed as an attractive investment option for F&B operators and real estate investors.
The EOI exercise for the sale of the coffee shop at 110 Yishun Ring Road will close on May 29.

B2 industrial building on Senoko Road for sale from $11 mil

An industrial building at 54 Senoko Road is up for sale with a guide price of $11 million, announced marketing agent SRI.
The industrial building sits on a 43,864 sq ft plot that is zoned for Business 2 (B2) industrial use, and the price works out to a land rate of approximately $251 psf.

The plot has a 19-year leasehold tenure that started in 2019 and has an estimated remaining lease of 14 years. The three-storey building also has a built-up area of 60,036 sq ft and will be sold with vacant possession.

The industrial property is in the Woodlands Industrial Estate. This area is served by major roads and highways such as Admiralty Road West, Seletar Expressway, Bukit Timah Expressway, and the upcoming North-South Expressway. Woodlands Checkpoint is about a 10-minute drive away.
According to Evan Chung, managing partner of SRI Industrial, the new owner could take advantage of the upcoming JB-Singapore Rapid Transit System (RTS) Link starting from Woodlands North MRT Station, which will heighten connectivity between Johor Bahru and Singapore.
This part of Woodlands has also been earmarked by the government for future revitalisation, anchored by the Woodlands Regional Centre and the development of a northern agri-tech food corridor from Lim Chu Kang to Senoko.
